Confessions of a Cleaning Insider: The "Dirty" Secrets Your Contractor Hopes You Never Figure Out

I've spent 30 years behind the curtain of the commercial cleaning industry. If you think your current cleaning contractor is your partner, you're wrong. You are a "site number" on a spreadsheet — and I'm here to tell you why that monthly payment is a significant waste of your organisation's budget.

The Profit-First Playbook

In three decades, I saw the same tactics used on schools and businesses over and over. Here is what they won't tell you:

  • "Ghost" Staffing: They bid for 40 man-hours a week but only deliver 32, banking on the fact that you won't monitor the sign-in/sign-out records.
  • The Revolving Door: They hire the first respondent to an advert at minimum wage, give them two minutes of "training", and let them loose in your premises. You aren't paying for expertise — you're paying for a stranger with a cloth.
  • The Back-Up Cleaner Myth: Contractors will tell you they have a "contingency reserve" of cleaners for absences. This is untrue. When a cleaner calls in, there's a panic in the office and frantic calls to see if anyone can cover. Agencies are usually a last resort — and if they can find someone at short notice, it's often because that person couldn't secure a regular position.
  • "Our Cleaners Are Better Than Yours": I read a post recently claiming that in-house cleaners are inferior to those employed by contractors. I was staggered, not only by the post, but by the number of contractors who agreed with it.

There Is No Magic Cleaner Tree

This is utter nonsense. There is no magic cleaner tree that contractors can select from. Contractors and organisations that employ their own cleaners all recruit from the same pool.

Where in-house operations have the edge is straightforward: by saving on the management fee — typically 20–25% of the bottom-line cost — they can afford to pay a higher rate to their cleaners.
